Terms of service

These terms cover your use of theroostdevon.com and your booking and stay at The Roost Devon, 33–35 High Street, Cullompton, Devon EX15 1AF, operated by Reliable Property Rentals Ltd ("we", "us", "our"). By using the website or making a booking, you agree to them.

The information on this site is provided in good faith and we try to keep it accurate, but room descriptions, photographs, facilities and local information may change. Nothing on the site is a binding offer until we have confirmed your booking.

Please do not misuse the site: do not attempt to interfere with its operation, gain unauthorised access, or submit false or misleading enquiries.

• A booking is confirmed only when we send you written confirmation.
• The person making the booking is responsible for all guests in the party, and confirms they are at least 18 years old.
• Room rates, availability and any deposit or payment schedule will be confirmed to you at the time of booking.
• Please tell us in advance if you have particular requirements, and the number and ages of everyone staying. Rooms have a maximum occupancy that must not be exceeded.

Check-in and check-out times are confirmed with your booking. Please let us know if you expect to arrive late so we can arrange access. We may need to charge for rooms not vacated by the agreed time if this affects the next guests.

Cancellation terms depend on the season and the size of your party. They are set out in full in our Cancellation Policy, which forms part of these terms. To change or cancel a booking, contact us as early as you can.

Please follow our House Rules during your stay. The Roost is a shared building in a residential part of the town centre, so we ask guests to be considerate of others.

We may ask any guest whose behaviour is disruptive, unsafe or in breach of the house rules to leave. In that case no refund will be due.

You are responsible for loss of or damage to our property caused by you or your party, beyond normal wear and tear, and we may charge the reasonable cost of repair or replacement. We take care of items left behind but cannot accept responsibility for their loss. Please contact us promptly and we will help where we can.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. Your statutory rights are not affected.

Subject to that, we are not responsible for loss that was not reasonably foreseeable, for events beyond our reasonable control (such as severe weather, utility failure or travel disruption), or for any business, profit or event-related losses. We recommend guests take out suitable travel insurance.

In the rare event we cannot honour your booking, for example because of a serious maintenance issue or circumstances beyond our control, we will tell you as soon as we can and offer alternative dates, comparable accommodation or a refund of amounts paid for the affected nights.

If anything is not right during your stay, please tell us straight away so we can fix it. If you would like to raise a complaint afterwards, email hello@theroostdevon.com and we will respond as promptly as we can.

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute, unless the law where you live gives you the right to use your local courts.

We may update these terms from time to time. The terms in force when you make your booking apply to that booking.
